Generally, house flippers tend to embark upon two types of updates: a full-scale renovation or a lipstick and eye shadow approach. Involving many skilled trades and a greater time investment, flipping properties via large renovations is typically done by seasoned flippers who know their market inside-out. Alternatively, many have learned how house flipping cosmetic tips can assist in securing a quick sale and sometimes provide greater return on investment.

With a cosmetic up-do in mind, here are some tried and true decorative techniques to change the face of a tired-looking flip house:

Relatively Low Cost (under $1000)

1) Paint. Paint is number one because it applies equally to a home, apartment or condo flip and in all circumstances can freshen and update both the interior and exterior appeal of a dwelling. Painting helps you to create the picture you’re trying to craft for would-be buyers and communicate ‘the look’ you’re trying to achieve. For example, are you trying to go high-end? 2) Lighting. How a space is lit can completely update its appearance. Also, lighting can be purchased for a relatively small amount, therefore, consider modernizing the lighting to fit with the style you’re trying to go after. It’s a small item with a big bang.

3) Baseboards. Many older homes or apartments don’t use baseboards; and if they do, they only measure 2 inches high. Newer-style baseboards are usually 3-4 inches high and add a contemporary appeal and class to a room that cannot be achieved in another way.

4) Landscaping. This is most relevant to home flips, however, apartments or condos can also do some creative gardening on their balconies with the right pots, flowers, tables and chairs. More than anything, landscaping enhances the curb appeal of a home. It provides the first impression and can determine whether the house stands apart from others in its area. With a little manual labor and a creative vision, the front and back of a yard can be transformed and send an inviting message to potential buyers.

Mid-Range ($1000 - $5000)

5) Flooring. Just like painting can totally change the mood and allure of a space, so can flooring. Luckily there are many tasteful flooring options that don’t cost too much. When deciding what type of flooring to do, consider your target market. What do they like? What do they want? Usually, hardwood-style laminate is the cheapest flooring option, followed by carpet and hardwood. Of course, depending on your source and the size of your home flip, you may find one option is cheaper.

Another important consideration is labor. If you have the time and energy, hardwood and laminate are not too difficult to install, and in addition, can be done bit by bit. Alternatively, carpet is usually installed in one sitting and done by the company from which you buy. Consider all these choices along with their associated implications before choosing the right type of flooring.

Therefore, when considering a cosmetic flip for your property, think of global items like walls, lights, baseboards, floors and landscaping to show your potential buyers the possibilities associated with the property.
