Selling Homes Using Every Available Marketing Resource
Selling homes is a process not every seller maximizes. While some
sellers choose to go the FSBO route, others choose a
realtor with hope of
gaining maximum exposure and market visibility.
If you’re looking to sell your investment property or home, here is a sales
checklist to ensure you’re using all available opportunities to
market your
property:
Realtors
- Are you using a good realtor?
- Sales Signs – Do you have a clear sign in front of your property with the
appropriate realtor contact information and extras like “View”, “Just Listed”,
or “Swimming Pool” stickers?
- Supporting Sales Sign – Is there a supporting sign at the end of your street
pointing in the direction of your home for sale?
- Is there a Realtor’s Open House planned to show your space to other realtors?
- Will your realtor conduct a public open house?
Promotion
- Is the home being marketed on the local MLS website?
- Is the home also viewable on the realtor’s website?
- Is the realtor sending out direct mail or flyers announcing the sale to
surrounding areas?
- Is your flip or home mentioned in your local newspaper’s realty section, in the
local real estate weekly, or in any applicable real estate magazines?
- Is your property for sale listed on supplemental and local real estate forums
like craigslist.com?
Listing
- Price – Does the price accurately reflect the market comparables? Will it get
people ‘in the door?’
- Copy – Is the copy used in your listing tantalizing, yet also provides all
necessary details and information in an organized format?
- Features – Is there a specific features section?
- Pictures – A picture is worth a thousand words. Are there enough pictures to
give an alluring impression of the space you’re trying to sell?
- Floor plans – Do you have a floor plan? If not, make one. Buyers are increasingly dependent on
floor plans to understand the property’s flow and the way each room works
together.
Other
- Curb Appeal – Does your home or condo have curb appeal? Is the outside view
tasteful and clean?
- Staging – Is the inside put together in the most inviting and space-maximizing
way? Is there unnecessary clutter? Could a minor change of paint transform your
space?
