1. Is this change consistent with what my target would like?
2. How will this change impact my budget?
3. Is this change a reflection of my own personal style, or beneficial to my
target market’s desires?
In addition to the questions above, strategic decisions can also be a choice of
using one material versus another, opening up a space versus adding a wall, or keeping
the kitchen cabinetry versus getting a new set.
Decisions such as these impact the total selling price because they work
together to make an overall impression. Therefore, it’s important to choose
projects that will have most impact.

Because every house flip is unique, there is not a set list of items which every
house flipper should do when renovating, however, here are some low-cost ideas
which can do wonders for a space:
Painting
Updating the color of the exterior or interior can completely change the face of a
space in that it can either open it up, change the mood, dress it up, dress it
down, etc… If you are adventurous enough, painting can be done on your own.
Landscaping
Updating a yard can also be done on your own. Although labor intensive,
landscaping a yard can make it appear higher end, more inviting, give it more
“curb appeal” and ultimately tell onlookers how much you care about your
property. The yard of most homes adds significant weight to the first
impression.

Similar to painting’s impact on a space, lighting can also update and modernize.
Even though a lighting project may involve the labor of a skilled professional, it can
add a lot of value in the overall appeal of a house, apartment or condo.
